Mould spores are airborne year-round, but concentrations spike wherever moisture is trapped. Health Australia and building-health guidance both note that prolonged exposure to indoor mould — particularly black mould (Stachybotrys) — is associated with worsened asthma, allergic reactions, sinus congestion and throat irritation, with children, the elderly, and anyone with existing respiratory conditions most at risk. An inspection tells you whether that risk is actually present in your home, rather than guessing from a smell.
Most homes don't need lab sampling — a trained eye and a moisture meter find the vast majority of problems. We'll recommend air or surface sampling only if the source can't be confirmed visually, or if you need documentation for a rental dispute or insurance claim.
